• That no house for more than one family shall be built upon said lot and that no house consisting of less than 1600 square feet and roof pitch of less than 6/12 and on a full foundation shall be built upon said lot.

• No more than one residence shall occupy said lot or any part there of. One, two-car, one story detached garage shall be allowed on the premises.

• No mechanical repair or manufacturing business will be conducted at any time on said property.

• No farm animals, commercial dog kennels or other animals other than domestic pets shall be kept or maintained on the property.

• No house trailers or mobile homes shall be parked, placed or in any other way, located on said lot for any use or purpose except during construction.

• All ground work and outside of house shall be completed within one year from the date of initial construction.

• All out buildings shall be finished on the outside.

• No junk vehicles or unregistered vehicles shall be kept on the premises at any time. No unsightly material shall be placed on the premises at any time.

• All construction plans must be approved in writing by the grantors/developer.

• All outside holiday lights/decorations will be removed within 30 days from the holiday.
